What kind of pets do you allow? Do you permit exotic pets?
We are a pet friendly community! You are allowed to have dogs, cats and exotic pets (upon management’s approval) as long as they are licensed.
How many pets may I have?
The number of pets you may house is dependent on the size the unit. Generally you may have one dog/ cat in a studio or one bedroom and two cats/ dogs in a two bedroom. Exceptions are subject to management’s approval.
Are there any deposits, special fees, or monthly charges to have a pet?
There is an initial $500 pet fee for all pets and a monthly pet fee of $30 per pet.
Is my security deposit totally refundable?
The security deposit is refundable; however the refunded amount is dependent upon the condition of the unit when vacated.
If I get a job transfer, can I break the lease?
You are responsible for the entirety of your lease term. However, if you are in the military and you receive orders you will not be held responsible for the remainder of your lease. All documentation must be supplied the Resident Manager for approval.
What utilities are included in my lease?
Water, trash, and sewage are sub metered out for each unit. We cover a portion of the total usage for the entire community. Electricity is paid solely by each resident.
How long is the term of the lease?
A 12 month lease is preferred as it guarantees the Lessee the lowest rate.
Do you accept leases for short terms?
Short term leases are available; we require a minimum term of 3 months. Short term leases are subject to a $150 monthly premium charge.
If something needs to be repaired in my apartment, how do I report it?
There are several ways to place a maintenance request; you may place a request online through our website or place a request over the phone by calling our leasing office. For maintenance emergency’s that occur afterhours or during the weekend residents can simply call our 24 hour emergency phone line. Emergency numbers are available with our courtesy patrol at 619-595-7801. Also, a list of emergency numbers is provided to all residents with their move-in packet.
What are the acceptable forms of payment for rent?
The leasing office will accept personal checks (excluding payment for the first month’s rent), cashier’s checks, or money orders.
Is there a place where I can my pay my rent after office hours?
There is a drop box located outside the leasing office for rent payments.
There is a person who might be staying with me for a while, is that permitted by the lease?
Residents may have guests for up to 10 days, after the tenth day the guest is considered an occupant of the unit and management must be notified.
Do you have reserved parking?
Reserved parking is available in our underground parking garage. See leasing agent for details and additional fees.
I have a motorcycle, where can I park it?
Motorcycle parking is available on the 3rd and 4th level of our parking garage.
My children live with me in the summer; do I need to notify your office when they arrive?
You would just have to notify management with your children‘s names and the dates that they will be staying with you or you can list your children as occupants on your lease.
Can I install my satellite dish at my apartment?
Depending on the location of your apartment, satellite cable service is available. Dish must be displayed in a non-obtrusive way to other residents or potential residents. See leasing office for more details.
Do you have cable services?
Management will provide you with information and a promotional code from Cox Communications so you can enjoy the benefits of their resident discount. Although Cox is our preferred provider, we welcome residents to use the cable provider of their choice.
Will you accept my delivery packages for me if I’m not home?
The leasing office will accept packages within a reasonable size as a courtesy. We do ask that residents be present to accept large and/or valuable packages.
